We have handled simultaneous exchanges and Starker Delayed exchanges for clients all over the United States since 1973. In our other investments, we handle very high quality self storage facilities all over the country and some limited partnership opportunities. Our customers have usually owned very management intensive properties and they have often held these properties for a long period of time. Often they have run out of depreciation. After consulting with their tax expert, they come to realize that if they do a straight sale of their property, they will pay an enormous amount of capital gains taxes at the Federal level, and in most cases, also at the State level.
The kinds of properties that our clients have owned include: strip centers, office buildings, apartment buildings and other types of residential income property, business properties and farms. All of these properties have a high degree of owner involvement.
Usually after many years of this “hands on activity”, our customers contact us with the hope that they can exchange out of their more management intensive property, avoid capital gains taxes and end up with property that is virtually management free.
